What is a VA Home Loan?

A VA home loan is a mortgage partially guaranteed by the U.S. Department of Veterans Affairs (VA), designed to help eligible veterans, active-duty service members, and certain surviving spouses purchase or refinance homes. Because the VA backs part of the loan, lenders often offer favorable terms; such as no mortgage insurance and, in many cases, no down payment.

VA Loan Requirements

✔️ Active-Duty Veterans: Served at least 90 consecutive days during wartime or at least 181 consecutive days during peacetime.

✔️ National Guard or Reserve Members: Completed at least six years of service, or served 90 days of active-duty service under Title 10 or Title 32 orders (with at least 30 of those days consecutive).

✔️ Be the surviving spouse of a service member who died while on active duty or from a service-connected disability and you have not remarried or remarried after age 57 or Dec. 16, 2003. Spouses of prisoners of war or service members missing in action are also eligible.

✔️ Meet the lender’s requirements for credit and income. The VA doesn’t set a minimum credit score for VA loans, but lenders can set their own minimum standards. The lender will also consider your income and debts to evaluate your ability to repay the mortgage.

✔️ Borrowers need to show they have the income to make the mortgage payments and they shouldn’t have a huge debt load.

✔️ Buy or refinance a suitable property:

- The property must meet VA minimum property requirements (MPRs) (for safety, structural integrity, etc.).

- The home must be your primary residence (not a rental or vacation property).

- Some property types (e.g. certain condos, manufactured homes) may require extra approval.

✔️ In order to go through the process, you need to obtain a VA Certificate of Eligibility (COE). Without this certificate, you won’t be able to get your loan.
